The Athens Riviera has become one of Greece’s most closely watched residential markets, attracting local buyers, Greek expatriates and international investors.
Yet treating the southern suburbs as one homogeneous market can be misleading. From the urban lifestyle of Glyfada to the highly exclusive residential character of Vouliagmeni, each location appeals to a different type of buyer, with differences in property size, supply, lifestyle and pricing.
Glyfada: Urban Riviera Living
Glyfada remains one of the most established residential and lifestyle destinations along the Athens Riviera. The market typically attracts buyers looking for larger residences, broadly ranging from around 120 to 300 sq.m., including local buyers and Greeks living abroad.
What differentiates Glyfada is its combination of residential living with a highly developed commercial environment. Restaurants, cafés, retail and hospitality create a more active and cosmopolitan atmosphere than in neighbouring residential areas.
Prime residential prices can broadly range from around €10,000 to €16,000 per sq.m., with exceptional properties, particularly those in strong locations or occupying premium upper floors, able to exceed typical market levels.
Supply of high-quality new developments remains relatively limited.
Voula: Space, Privacy and a Residential Feel
Moving further south, Voula offers a noticeably different proposition. While still well connected to Glyfada and the wider Riviera, the area has a calmer and more residential character, making it particularly attractive to families and buyers looking for greater privacy. Typical prime homes tend to be larger, often approximately 140 to 300 sq.m., while the lower density of the area reinforces its neighbourhood feel.
Prices for premium residences broadly range from approximately €10,000 to €18,000 per sq.m., depending heavily on micro-location, specification and views.
Properties enjoying exceptional sea views or particularly privileged positions can command a substantial premium.
Vouliagmeni: The Riviera's Ultra-Prime Market
Vouliagmeni occupies a different tier of the residential market. Here, scarcity is one of the defining factors.
Available properties are often larger, commonly around 200 sq.m., 300 sq.m. and above, while new development opportunities are considerably more limited than in many neighbouring areas. The market is driven by buyers seeking exclusivity, privacy, sea proximity and properties that are difficult to replicate elsewhere on the Riviera.
Prime pricing can range approximately from €14,000 to €29,000 per sq.m., with truly exceptional locations and residences capable of moving beyond conventional benchmarks. In Vouliagmeni, value is increasingly determined not simply by the property itself, but by the rarity of the opportunity.
Palaio Faliro & Alimos: Broader Market, Growing Appeal
Closer to central Athens, Palaio Faliro and Alimos offer a broader residential product. The market includes smaller apartments of approximately 70–120 sq.m., alongside larger residences ranging from around 120 to 200+ sq.m.
The buyer base remains relatively local, although investor interest has increased as the transformation of Athens' southern coastline progresses. Compared with the Riviera's ultra-prime locations, these neighbourhoods can provide a more accessible entry point into the coastal residential market.
Indicative pricing for higher-quality residential product can broadly range from around €6,000 to €12,000 per sq.m., while exceptional seafront positions and premium upper-floor residences may command higher values.
Ellinikon: A New Residential Market Takes Shape
Ellinikon represents perhaps the most different market along the southern corridor. Rather than being driven exclusively by an established neighbourhood identity, much of its current appeal is connected to new development, infrastructure and the wider transformation taking place around The Ellinikon. Demand includes foreign investors, domestic buyers and Greeks living abroad, with interest extending from residences of approximately 80–120 sq.m. to larger properties above 150 sq.m.
Prime residential pricing currently sits broadly around €7,000–€12,000 per sq.m., depending significantly on the individual development, specification and location.
For many buyers, however, the investment case is not solely about today's market. It is also linked to expectations surrounding the area's future positioning and the value created as the wider regeneration progresses.
_________
The growing international profile of the Athens Riviera has created the impression of a single premium residential destination. In reality, buyers are choosing between different propositions. Glyfada offers activity and lifestyle. Voula offers residential quality and space. Vouliagmeni offers scarcity and exclusivity. Palaio Faliro and Alimos provide accessibility to Athens key points of interest, while Ellinikon introduces a new development-led investment story.
Understanding those differences is becoming increasingly important as both prices and buyer expectations move higher across Athens' southern suburbs.
