According to the legislation for the use of tourist facilities, the minimum area that land must have in order to be considered complete and buildable is eight thousand (8,000) sq.m. For the single plot of land with an area of 18,641 sq.m., which will result from the merger of plots with numbers 2,3,4 and 5: The maximum permitted coverage of the building cannot exceed 20% of the land. For these buildings, the building coefficient cannot exceed 0.18 for plots of land with an area of up to fifty (50) acres. Maximum Permitted Building = 18,641*0.18 = 3,355.38 sq.m. Maximum Permitted Coverage = 18,641*0.2 = 3,728.2 sq m The maximum number of floors of buildings is set at two (2). The maximum permitted height of buildings on surface plots is set at 10.50 meters, provided that the percentage of the surface of buildings with a height greater than 7.5 meters will not exceed thirty percent (30%) of the actual coverage of the building.

The maximum number of floors of the buildings is set at two (2). For the plot number 3, area 4,343.48 sq.m.: Maximum permitted building area and total floor area = 186 sq.m. + (4,343.48 -4,000)*0.018 = 186 + 6.18 = 192.18 sq.m. Maximum Permitted Coverage = 4,343.48 * 0.1 = 434.34 sq.m. For the single plot of land with an area of 18,641 sq.m., which will result from the merger of plots with numbers 2,3,4 and 5: The maximum permitted area of the building as well as the total area of the floors is not allowed to exceed for plots of land with an area greater than eight thousand (8,000) sq.m., for the first eight thousand (8,000) sq.m. two hundred and fifty-eight (258) sq.m., and for the rest, the product of the remaining area of the land multiplied by the building factor of 0.009, which may not in any case exceed three hundred and sixty (360) sq.m. Maximum permitted building area and total floor area = 258 sq.m. + (18,641-8,000)*0.009 = 258 + 95.76 = 353.76 sq.m. Maximum Permitted Coverage = 18,641 * 0.1 = 1,864.1 sq.m.

The construction of more than one building is permitted following the opinion of the Architectural Control Practice Committee.

About the Location

The prefecture of Pieria is one of the 13 prefectures of Macedonia. It borders to the north with the prefecture of Imathia, to the west with the prefecture of Kozani, to the south with the prefecture of Larisa, while to the east it is bathed by the Thermaikos Gulf and the Aegean Sea. The terrain is mountainous in the western and the southern part, while the entire eastern part of the prefecture, from the coastline to the interior, consists of fertile plains. The peak Pantheon (2.917 m), the tallest of Mount Olympus, is located on the border of the prefectures of Pieria and Larisa, while the plain of Katerini is part of the great plane of Macedonia. The property is located close to the sandy beach near Ancient Pydna, (8th-7th c. BC), seat of the Bishop of present day Louloudies Kitros. The most important feature of the area is the internationally significant wetland, the "lagoon of Alikes Kitros".
